The plenty of room available at each floor (more than 150 square meters) allows to either have 4 huge rooms as it is currently or it can be better optimized in order to host a
higher number of normal sized bedrooms.

The electric power service is already connected to the villa; the public water pipe is already in place till 200 meters from the house. Moreover, beside the
house flows a creek which brings water even in summer time. This is very useful to water the grass and the fields without any charge from the public water service.
The annex stone barn, needs a complete restoration. It is a single floor 70 square meters in size.
The access to the property is via 600 meters of white road which belongs to the town hence, is mantained by the city hall as public street although it is actually used just to get to the villa or to some others olive trees
fields far from the villa.
Although quite isolated, the villa is 5 minutes driving from Piancastagnaio where you can find the city hall, banks, grocery stores, post office and restaurants.
From Piancastagnaio you can reach the highway A1 (the main italian highway that goes from north to south of Italy) with 35 minutes driving. In 1 hour drive you are in Grosseto, town on the Mediterrean sea with sandy and rocky beaches. Siena is 1 hour and 15 minutes driving. Florence 1 hour and 30
minutes away.
The closest international airport is in Florence.
Another international airport is either in Pisa, which is less than 200 km away (2 hours drive) or in Rome (200 km, 2 hours and half). | | Piancastagnaio is an old little medieval town located on a side of the Amiata mountain in Tuscany, 60kms southern of Siena.
